Septic Systems

Inspection of the septic system is not part of a home inspection, however if the home you are buying has a septic system, it is very important to have the system inspected by a professional septic system contractor. 

Note that there are "septic tank pumpers" and "septic system inspectors."  It is a good idea to have the tank pumped when you buy, but a proper inspection of the system involves digging test holes to access the leach lines.  Any pumping, aerator, or other equipment should also be inspected. 

You also need to make sure that the lot meets current requirements for reserve drainfield area.  The typical life-span for a drainfield is 30 years.  When it fails, you need a place for a new drainfield.  For the last 25 years or so, a designated reserve area has been required when the original building permit is issued, but is is possible to buy a house with a drainfield on the verge of failure, and nowhere to put a new one.     

Of course, have the tank pumped. Often, you can negotiate with the seller to have them pay for the pumping.
